What Types of VA Home Loans Are Available?
VA Purchase Loan — The one most people mean when they say “VA home loan.” No down payment, no PMI, and it can even be used on multi-unit properties up to four units if you plan to live in one.
VA Cash-Out Refinance — Already own a home? If you’ve built equity, you can tap it as a lump sum and use it for home improvements, debt payoff, education, or whatever makes sense for your situation. It replaces your existing mortgage with a new VA loan. Take a look at current rates if refinancing is on your radar.
IRRRL (Interest Rate Reduction Refinance Loan) — Already have a VA loan and rates have dropped? This is the streamlined path to a lower rate. No appraisal, no income or employment verification required. You need to have been current on payments with the loan open at least 210 days. It’s one of the cleanest refinance options out there.
